The usual signs are rubber, fabric or lead-sheathed cable, a fuse board with rewireable fuses rather than breakers, sockets with no earth, persistent tripping, or scorch marks around outlets. Properties last rewired before the early 1980s are very often due. An EICR will tell you for certain whether it needs a full rewire, a partial one, or just remedial work.
An Electrical Installation Condition Report is a full inspection and test of the fixed wiring. Every fault is coded C1 (danger present), C2 (potentially dangerous), C3 (improvement recommended) or FI (further investigation). Private landlords in England must have a satisfactory EICR at least every five years. Homeowners are not legally required to have one, but they are worth doing every ten years and before you buy.
Portable appliance testing checks plug-in equipment rather than fixed wiring. There is no law that names it directly, but employers and landlords have a duty to keep electrical equipment safe, and PAT testing is the normal way to evidence that. It is most commonly needed by offices, shops, rentals and HMOs, and we supply a labelled register you can hand to an insurer.
Ask whether they are registered with a competent person scheme such as NICEIC, and whether they can self-certify notifiable work under Part P — otherwise you have to notify building control yourself and pay for it.
